- -- Are members of the Academic Council who have a 100% Academic Council appointment and are working 100% time; and
- -- Have an appointment, that has been approved by the President, for a term of three or more years with the possibility of reappointment, or have received tenure, or have an appointment with a continuing term; and
- -- Have attended an open house or private tour of the Lottery Sale home prior to submitting the Purchase Offer Packet; and
- -- Do not have a deposit or contract on a FSH Lottery Sale single-family home.
Please note: Dual eligible couples will be considered as two purchase offer packet entries if both are on the same pre-qualifying letter and are purchasing the house together. Please see the dual eligible purchase offer submission instructions below under ‘Submission of Purchase Offers’.

Restricted Ground Lease:
- -- All homes located on Stanford lands are subject to a ground lease. Not all ground leases are the same.
- -- This home is subject to the Stanford Restricted Residential Ground Lease (Restricted Ground Lease). The Restricted Lease program is designed to help address the challenge of finding affordable housing at Stanford and in surrounding cities. By restricting certain rights of lessees, the University is able to offer long-term leasehold interests at significantly less than the cost of either a conventional leasehold interest or fee ownership of an otherwise comparable home.

Lottery Sale Process:
This home is being sold via Lottery Sale to Eligible Faculty who:
- -- Satisfy all of the Eligibility Criteria for this Lottery Sale home; and
- -- “Submit an Offer” for the home, as outlined below, and
- -- “Complete the Purchase” of the home, as outlined below.
Submission of Purchase Offers
To submit a purchase offer, prospective buyers must
- Attend an open house or private tour of the property prior to submitting a purchase offer packet and
- Complete and submit a "Purchase Offer Packet" through the FSH website Lottery Sales listing, following the instructions outlined below.
A complete Purchase Offer Packet consists of two required documents:
- Deposit Form
- A pre-qualification letter from the FSH loan team, verifying the prospective buyer's financial eligibility to purchase the home.
Please note that the Purchase Offer Packet must be submitted electronically by the eligible faculty member through the FSH website sales listing by selecting the "Submit an Offer" button on the Lottery Sale Listing page under "Property Features." This will enable you to upload the pre-qualification letter and generate a signed Deposit Form via DocuSign.
Dual-Eligible Couples
Each member of a dual-eligible couple must submit their own purchase offer individually, using their unique login. Both offers should use the same prequalification letter. To count as two entries in the lottery, both purchase offers must be submitted by the deadline and qualified by FSH.
Offer Review and Selection Process
Purchase Offer Packets received prior to the submission deadline will be considered as received at 8:30 a.m. on the deadline date. In the event of multiple offers received prior to or concurrently at the deadline, a random-number-generated drawing (the "Lottery") will be conducted to establish a ranking of concurrent buyers. All affected parties will be notified of a lottery drawing. Offers received after the deadline will not be included in the lottery drawing. If no offers have been received by the lottery sale deadline, the listed property will be sold on a first come, first served basis.
Prospective buyers may submit Purchase Offer Packets for multiple lottery sale homes with concurrent offer periods.
Incomplete Purchase Offer Packets will not be considered and will be returned. To assure prompt consideration, please review all Purchase Offer Packet materials for completeness before submitting them to FSH.
Prospective buyers will be notified of their Lottery Sale status within two (2) business days after receipt of their Purchase Offer Packet, confirming if their Purchase Offer Packet is complete and qualified and therefore entered into the lottery or incomplete and returned. (see FAQ’s).
After an offer is accepted, those in a lottery queue may remain in queue, until the Prospective Buyer and FSH “Complete the Purchase.”
Complete the Purchase:
To Complete the Purchase, the Prospective Buyer must successfully close escrow for the purchase of the Lottery Sale home, after full loan approval is received and the paperwork is prepared for the title company, in the manner summarized below:
- -- The Prospective Buyer must sign the Purchase Contract for the home within two (2) business days after FSH has accepted their Purchase Offer Packet.
- -- Initial deposit to be made within 3 business days after FSH has accepted their Purchase Offer Packet, via wire transfer directly to title company or by a personal check dropped off to the FSH Office: 552 O’Connor Lane, Stanford, CA 94305.
- -- FSH will immediately place the Initial Deposit Check and Deposit Form in the escrow depository if applicable; and
- -- The total escrow period must not be less than 30 days and not greater than 60 days.
