Since this unit is on the quiet side, facing Salvatierra St., there is no sound from the student dormitories on Mayfield Ave.

We have not needed an AC in all our time here. The unit remains bright through the winter months, receiving full sun from the west-facing bedroom windows.

Pearce Mitchell common areas include a pool, hot tub, and clubhouse, which was entirely renovated in 2025, and is used by residents for daytime work and hosting parties and events. HOA fees include maintenance, water, sewer, and ground rent (i.e., ground rent is not a separate charge).
